Homebuyer Plumbing Inspection in Kennewick, Pasco & Richland

Buying a home in Kennewick, Pasco, Richland, West Richland, West Pasco, Prosser, Finley, Burbank, or Benton City? Sonlight Plumbing inspects the visible, accessible plumbing — water heater, supply piping, drains, fixtures, shutoffs, and pressure, including the crawl space and attic — and gives you a written and verbal report. Any repair the report identifies comes with a written price before you decide anything.

WA L&I: SONLIPL742NL · The homebuyer plumbing inspection is $259 total (plus tax) — the visit and inspection scope are included in that price, so there is no separate $79 dispatch fee. Quick answer

What does a homebuyer plumbing inspection cover?

Everything plumbing-related that is visible and accessible: the water heater and its connections, the supply piping material and condition, water pressure, the main shutoff and fixture shutoffs, faucets, toilets, drains, hose bibbs, and the visible drain and supply lines in the crawl space and attic. You get a written and verbal report of what was found. It is a plumbing-specific evaluation by a licensed plumbing contractor; it does not replace a general home inspection.

When a plumbing inspection is worth it

  • The general home inspection noted plumbing items but could not say how serious they are
  • The home has galvanized supply pipe, an older water heater, or signs of past leaks
  • Water pressure, slow drains, or staining came up during a showing
  • You want a plumber's written findings to review during your inspection period
  • You are weighing repair costs before deciding how to proceed

The process

How a visit works

Honest, straightforward, and no pressure — here is how Sonlight approaches every job.

1

You tell us what's happening

Share the problem and what you're seeing — by phone, text, the request form, or Book Online.

2

We assess it in person

We look at the actual problem in your home — not a guess over the phone — so the plan fits what is really going on.

3

We explain your options

You get clear options and honest recommendations before any work begins. No pressure, no surprises.

4

You decide

You choose what is right for your home, and the work gets done properly.

For an inspection, the visit is the service: Sonlight walks the plumbing with you if you want to be there, explains what is being looked at, and then puts the findings in writing. If something needs repair, that is a separate written price — the inspection does not obligate you to any work.

A Plumbing Inspection Is Not a Home Inspection

A general home inspector covers the whole house at a general level. A homebuyer plumbing inspection goes deeper on one system, with a licensed plumbing contractor who repairs these systems looking at them. The two work together: the general inspection tells you where to look, and the plumbing inspection tells you what it means and what it would take to fix.

What Is Checked — A Closer Look

Water heater

Age and condition of the tank or tankless unit, visible corrosion or leaks, the connections, the relief line, the expansion tank, seismic strapping, and the venting on gas units. An aging heater is one of the most common findings and one of the easier ones to plan for.

Supply piping and pressure

The visible supply piping material — copper, PEX, galvanized, or a mix — and its condition, with a pressure reading at the house. Galvanized pipe that has corroded inside, pinhole-prone copper, and pressure that runs high all affect what a buyer is taking on. See the galvanized plumbing guide and the water pressure guide for background.

Shutoff valves

The main shutoff and the angle stops at fixtures are checked for condition and whether they appear operable. Seized or corroded shutoffs are a common finding in older homes and matter the first time something leaks.

Fixtures and drains

Faucets, toilets, tubs, and showers are run and checked for leaks, loose connections, and drainage. Slow drains at several fixtures, gurgling, or staining under sinks are noted. A sewer camera inspection of the main line is not offered by Sonlight yet; when the drains or the age of the home call for one, Sonlight can refer you to a trusted local company.

Crawl space and attic

Where access exists, the visible drain, waste, and supply lines in the crawl space and attic are inspected for leaks, corrosion, improper repairs, and signs of past water damage. This is where problems hide, and it is the part of a plumbing inspection most buyers cannot do themselves.

Hose bibbs and exterior

Outdoor faucets are checked for leaks and freeze damage, and the exterior cleanouts and visible exterior plumbing are noted.

What the inspection does not include

The inspection covers plumbing that is visible and accessible at the time of the visit. It does not include opening walls, floors, or ceilings, moving stored belongings, or inspecting concealed piping. Items that are not accessible are listed as not inspected in the report so nothing is implied that was not seen.

The report and the price

You receive a written report and a verbal walk-through of the findings, for $259 total (plus tax). The visit and inspection scope are included in that price; the $79 dispatch fee that applies to service calls does not apply to an inspection. If the report identifies repairs, each is quoted separately in writing. You are never obligated to use Sonlight for the repairs, and the report is yours to share with your agent, the seller, or another contractor.
